Set within the luscious and pretty scenery of the Entre Deux Mers region of South West France, the house provides a tranquil, relaxing base for your French holiday as well as an ideal location from which to explore the countryside, markets, numerous medieval bastide towns and historic chateaux.

Wine lovers will be able to enjoy the small independent wine producers (caves) nearby, and the more famous wine producing estates which surround the historic towns of Saint Emilion (40 minutes), and Sancerre (30 minutes) while lovers of culture and fashion can enjoy the vibrant city of Bordeaux, which is within easy travelling distance (1 hour). The coast of Arcachon is approximately 2hrs away. |

The house is a welcoming and comfortable, generously proportioned home, with many original features still in evidence; such as beamed ceilings, open fireplaces and antique tiled and wooden flooring. It can comfortably accommodate 8 people. |

There are two spacious double bedrooms with king-size beds and views to the front of the house over the petit parc and rolling countryside, and an interconnecting side bedroom which houses two single beds and one small double bed overlooking the swimming pool at the back of the house. |

On the ground floor, off the entrance hall there are two large reception rooms; a sitting room with original tiled floor, open fire, and two settees (one converts to a small double bed) together with DVD and CD players, and a dining room with wooden parquet flooring, an open fire and a dining table that seats eight. |

A door from the dining room leads to the well-equipped kitchen, which has a fridge freezer, oven, gas hob and double sink. |

French doors from the kitchen open to the front garden and immediately lead to an outside eating area set beneath a large maple tree that affords shade in the heat of the day and a delightful venue for candlelit diners in the cool of the evening. |

Adjoining the kitchen is a utility area with a washing machine and two doors, which lead to a bathroom with bath/shower and separate toilet respectively. |

Outside, the house is surrounded by a well-established and private garden. The large (10 x 5 metre) salt water pool is located at the back of the property and is surrounded by a large lawn dotted with ornamental shrubs, rose flower beds, and numerous fruit trees such as fig, cherry, apple, pear & peach together with a mulberry & walnut tree. |

You are encouraged to help yourself to any of the garden produce during your stay. A rose hedge surrounds most of the back garden. |

To the front of the house is a small quiet country lane across which is a wooded petit park, which also belongs to the house. From here you get lovely views across the valley and to the vineyards in the distance. |

There is a hard-standing parking area for 2 cars opposite the house and a large garage opposite the hard-standing for 1 car. |

There is a complete information pack kept at the house, which details everything you will need to know to make your stay a pleasant and enjoyable experience. |

The pool is bordered by a security fence, which can be removed when the poolside alarm system is activated in accordance with the instructions provided. The pool is usually opened for the season in May and closed in September. There is no landline phone at the property. |
